What we do in Rentvine

  • Set up your properties, owners, management fees and owner statements the way your firm already works.
  • Clean up your owners, tenants, leases, vendors and balances before they move from your old software.
  • Check every owner balance, security deposit and lease against the original before the old software is switched off.
  • Run the trust account reconciliation every month, so the bank, the trust account and each owner's ledger agree.

What your Rentvine records can tell you

Your free Business Analysis reads your Rentvine account and writes up what it shows. From Rentvine we read:

  • The rent roll, and what each tenant owes and for how long.
  • Owner statements, owner payouts and management fees.
  • Trust account balances, and each owner's ledger.
  • Leases, and when each one ends.
  • Work orders, and what each vendor was paid.

What Rentvine cannot tell you by itself

Rentvine holds your leases, your owners and the money. It does not know which enquiries your office never answered, or how long it took to fill an empty home. Read beside your other records, it shows more:

  • Lease end dates beside renewal offers shows renewals that went out late, or not at all.
  • Phone and email enquiries beside Rentvine applications shows people who asked about a home and never applied.
  • Move out dates beside new lease dates shows how many days each home sat empty, and what that cost its owner.

What a move to Rentvine involves

Rentvine runs its own onboarding for new customers. Owners, tenants, leases, vendors and balances come across. The full history of past transactions usually stays behind, so we keep your old records where you can still read them.

Our part is the work around that. We clean up the records before they move, then check every owner balance, every security deposit and every lease against the original. Your old software stays open until the first owner statements from Rentvine match what it would have sent. Anything built around your old software, such as a showing page, renewal reminders or an owner form, is reconnected to Rentvine.

The trust account rules in your state stay with your broker. We make sure the reconciliation is run every month and the report is ready to sign.

Moving to Rentvine, or away from it

If your analysis shows that different software would serve you better, we handle the move. Both programs run side by side until the new one is proven right, and every record is checked against the original before the old one is switched off. A move is a larger project and is priced on its own. Your analysis states the price before you decide.

We are independent of Rentvine

Sannidhi is not part of Rentvine and is not paid by Rentvine. Software companies do not pay us. If the right advice is to stay where you are, the analysis says so.
